Measurement-Sketch
$175+
A good option to verify the home’s square footage. Square footage of the home + garage is verified by taking measurements of the home, and inputting calculations into a sketch software program. Price varies based on the size of the home, location, and number of stories.
Real Estate Consulting
$150 per hour.
Consulting assignments can assist the client in understanding various aspects that may affect the property value, either positively or negatively. This service may be beneficial for real estate agents prior to listing, or homeowners contemplating changes to the property or dwelling.

For Marla Smotherman, real estate appraisal is more than a career—it’s a family legacy. As a second-generation appraiser who began her work in her family’s business in 1998, she brings decades of experience and a personal commitment to providing fair, accurate valuations.
As a Certified Residential Appraiser, Marla has valued homes throughout Placer, Sacramento, El Dorado, and Yolo Counties. She regularly partners with lenders, attorneys, brokers, accountants, and private homeowners. Her specialty areas include Lincoln, Loomis, Rocklin, Roseville, and Granite Bay, where she has become a trusted expert in luxury homes, estate-level properties, and rural properties on acreage.
Known for her ability to handle challenging and unique assignments, Marla is often called upon by other real estate professionals to consult on hard-to-market properties. She has served on the VA Construction & Valuation panel for over 20 years and previously sat on the board of directors for the REAA Sacramento Chapter.
Outside of her work, Marla loves traveling across the country, following the PGA tour, and cherishes time spent with her children and grandchildren.
